Office and Retail Buildings and Tenant Improvements

Cannery Corner
Located kitty-corner to the Cannery Hotel and Casino at Craig Road and Losee Road in North Las Vegas, the first thing you’ll notice at this site is the water-tower signage. The project consists of two single-story retail shell buildings with conventional foundations for a total area of 22,400 square feet.*

DI/Durango
The prominent features of these two 4,400 square foot Las Vegas retail buildings are the towers that extend above the main roof, which are partially supported by beams and trusses in the roof framing. The roof systems consist of open-web TJL trusses spanning between wood bearing walls and glulam beams.*

Sunset Center Office Buildings
The prominent feature of these six office buildings are the glass corners. To allow the windows to be inset from the main walls and wrap around the corners, the bearing walls above each corner are supported by a cantilevered beam, which is in turn supported by another cantilevered beam. The total footprint area for these Las Vegas offices is 42,200 square feet.*

Tompkins Shops TI
This tenant improvement (TI) involved the addition of approximately 850 sf of office and storage space inside an existing metal warehouse building. To maximize space, mechanical units were located on top of three of the new offices (inside the warehouse), supported by cold-formed steel framing and decking. A 30 ft square steel frame was also added to support a chain hoist and trolly system used to move heavy steel members around the shop.

Cheyenne and Jones Rental Apartments
The 161 rental units of the Alexan Cheyenne Apartments leased almost as quickly as each phase became available after construction. Located on the corner of Cheyenne Avenue and Jones Blvd. in Las Vegas, they are at a prime location near the 95 freeway. Onsite there are 12 three-story apartment buildings, with a Clubhouse, Loft buildings and Cabanas, for a total area of 210,500 square feet under structure. The roofs are framed with wood trusses, but the floors use I-joists. The slabs are post-tensioned for added strength and crack control.*

Craig and Allen Rental Apartments
The first things you’ll notice at the Alexan Crossroads Apartments are the hexagon-shaped walls at the front of the buildings. These apartments are located on the corner of Craig Road and Allen Lane. There are a total of 34 buildings, which includes 13 three-story apartments (with 312 rental units), along with a Clubhouse, Cabanas, Garages and Ramadas, for a total area of 333,600 square feet under structure. The roofs and floors are framed with wood trusses and the slabs are post-tensioned to resist the forces of the expansive soils of North Las Vegas.*

St. Rose and Maryland Parkway Rental Apartments
The St. Rose and Maryland Apartments in Henderson, Nevada were built in 2009 – 2010. These apartments include 24 three-story apartment buildings with 425 rental units, along with a Clubhouse, Loft buildings, Garage/Storage buildings and Cabanas, for a total of 566,800 square feet under structure. Many of the third story apartment units have an additional fourth-story loft above. The roofs and floors are framed with wood trusses and the slabs are post-tensioned for added strength and crack control.*

Arbor Pointe Apartments
Located in the southwest of the Las Vegas valley, the Arbor Pointe Apartments consist of 8 three-story apartment buildings (180 rental units) along with a Clubhouse building shaped similar to a stealth bomber, for a total area of 210,000 square feet under structure. The roofs and floors are framed with wood trusses and the slabs are post-tensioned for added strength and crack control.*

Indigo Place Apartments
The second story of these apartment buildings actually cantilevers about 6’ beyond the tuck-under garages below. To resist the lateral forces at the narrow wall piers between the tuck-under garages (without the use of steel moment frames), prefabricated Simpson Strong-Wall and Steel Strong-Wall panels were specified. There are 12 two- and three-story apartment buildings and a 3,500 square foot Recreation/Leasing building. Floors and roofs are framed with wood trusses, and foundations are post-tensioned to resist the forces of the expansive soils of North Las Vegas.*

Pioneer Meadows Apartments
Located in Sparks, Nevada (near Reno), these apartments consist of 30 two-story apartment buildings, a Clubhouse, Loft buildings and a Ramada, for a total area under structure of 384,500 square feet. The roofs and floors are framed with wood trusses and the slabs are post-tensioned for added strength and crack control, with footings deepened below the frost line to prevent frost heave during frozen winter months.*

Familian Residence
This beautiful 16,000 square foot two-story home is located in the Anthem Country Club in Henderson, Nevada. The 14’ deep basement has a bowling alley that extends beneath the garage and guest house. That’s right, there is parking above the bowling alley on a 12” thick elevated concrete slab. The basement walls are concrete, and were formed using Insulated Concrete Forms (ICF blocks). Exposed heavy-timber trusses were used as an accent feature in the living and family rooms, with a hanging walkway suspended from the trusses in the family room leading to the tower’s circular stairway. The majority of the house is standard wood-framed construction, except for the steel beams used to support the living room and family room fireplaces above the basement.*

This home was designed for a large lot. Its 6,600 square feet are all on a single story with conventional wood framing and slab-on-grade foundation. As an accent feature, the floor steps down in an octagonal area near the entry. Located in Las Vegas, Nevada.*

This home addition is two-stories with a third-story loft, added on to the side of an existing two-story home in Henderson, Nevada. Designed to fit on the existing lot, it maximizes square footage and provides a nice view of the valley.*

Thompson Residence Addition
How do you add square footage to your house without adding on outside? This two-story house utilized existing space to create a new room. A floor was simply added in the full-height (19 ft tall) living room to create the new bedroom upstairs. Located in Henderson, Nevada.

Gutierrez Residence Elevator Remodel
To provide wheelchair access to the basement, this house had an opening cut through the floor trusses for an elevator to descend. New bearing walls were added for the cut trusses along with new footings and an elevator pit in the basement.*

Bentley Residence Sunroom
